An investor in a charcoal blazer hands a card showing a six-pointed rating star to a smiling Better Buildings specialist in a purple blazer, with the Better Buildings mark on the pass on her lanyard, who takes it from him. Behind them stand two office buildings side by side: one plain with dark windows, the other lit, with solar panels on its roof.

NABERS as a Service

A rating proves your building performs. Getting and keeping it shouldn't be hard.

With NABERS as a Service, we take the lead on your NABERSNZ Energy rating, from getting rated to staying rated, year after year. Whether it's an office, warehouse, cold store, retail store or shopping centre, we manage the process for you.

One rating pays back four ways.

A NABERSNZ Energy rating is more than a certificate. It could help you access better finance, identify opportunities to reduce energy costs, strengthen the long-term position of your asset, and give your bank, board and tenants credible evidence of how your building performs.

Lending

Better performance can mean better finance.

Eligible rated buildings and buildings on an approved pathway to an eligible rating may be able to access better finance terms.

What it could mean for your lending

Lower energy costs

Measure it. Manage it. Improve it.

A rating starts with understanding how your building actually uses energy. Better data helps reveal where energy is being wasted and where improvements can pay back.

A stronger asset

Performance increasingly matters to tenants, valuers and buyers.

Efficient, well-performing buildings can be more attractive to occupiers and better positioned as expectations around building performance rise.

Proof that holds up

Independent evidence, not projections.

A NABERSNZ Energy rating gives your bank, board and tenants independently verified evidence of actual building performance.

Better-rated buildings may be able to borrow on better terms.

ASB Bank supports lending for better-performing buildings, and eligible owners may be able to access ASB Bank sustainable finance options, benefitting from discounted interest rates. Importantly, you may not have to wait until the final rating is achieved. Agree an eligible rating pathway with ASB Bank, and it can support you once that pathway is approved.

A rating pathway maps where your building is today, the rating you're targeting and the steps required to get there, beginning with a pre-assessment. For offices, the qualifying threshold is a 4.5 star NABERSNZ Energy rating. For warehouses, cool and cold stores, shopping centres and retail stores, the qualifying threshold is a 4 star NABERSNZ Energy rating.

A rating you can't hold is a rating you can't rely on.

NABERS as a Service

From first estimate to certified rating.

NABERS as a Service manages your rating from the first estimate through to certification, then keeps you on track for re-rating, year after year.

Who does what

Phase 1

Get rating-ready.

We do
Run the pre-assessment, review your metering, data and records, identify gaps and confirm your baseline.
You do
Give us access to the information we need and provide access for the pre-assessor.

Phase 2

Get rated.

We do
Recommend a pathway to your target rating, track progress, report regularly and organise the assessor's visit with the evidence ready.
You do
Approve the plan and decide which improvements to proceed with. Where work is required, you choose how and who delivers it.

Phase 3

Stay rated.

We do
Keep an eye on performance and data, flag issues early and organise your re-rating each year.
You do
Act on anything material we flag. We take care of the rating process around you.

Getting rated on your own

A rating tells you where you landed.

  • Pull together bills, meter data, drawings and supporting records
  • Chase missing information
  • Work out whether performance is still on track
  • Keep on top of renewal dates and evidence requirements
  • Risk discovering problems late, when they can be more expensive to fix

What owners ask about getting rated.

What's included in NABERS as a Service, and what costs extra?

Everything from the NABERSNZ Energy pre-assessment to your yearly re-rating: getting your building ready to be rated, your baseline, your plan, a report every quarter, organising your certification, and live tracking with early warnings. A Better Buildings Check, if your building needs one, is extra, and so are the upgrades themselves.

What does it cost?

The platform is free to use. The NABERSNZ Energy pre-assessment, the Better Buildings Check and NABERS as a Service each have a fee, quoted for your building, and you'll see the price before you commit.

How long do I sign up for?

The minimum term is 12 months, the life of one rating.

What do I need to do?

Give us access to your bills, meter data and drawings, approve the plan, and decide on each upgrade. We do the rest, and we'll tell you whenever we need something from you.

Can you take over a rating we already have?

Yes. If your building already holds a NABERSNZ Energy rating, we'll manage it from here: we track it, keep the evidence ready and organise every re-rating.

Which rating does my building need?

NABERSNZ Energy for offices, warehouses, cold stores, retail and shopping centres, and that's the rating we get for you. Aged care is rated under Green Star Performance, a separate scheme. Add your building and we'll confirm which applies.

What is a NABERSNZ Energy rating?

An independent star rating of how efficiently your building actually uses energy, measured over a full year and compared with similar buildings across New Zealand. It isn't a prediction from the design drawings. It can cover the whole building, just the core building services the owner controls, or a single tenancy, and it lasts 12 months from the day it's certified.

What rating do we need for ASB Bank sustainable finance?

For offices, the threshold is a 4.5 star NABERSNZ Energy rating. For warehouses, cool and cold stores, shopping centres and retail stores, it is a 4 star NABERSNZ Energy rating. Your projected rating shows how far you are from it. Final lending decisions sit with ASB Bank.

What if we commit to a target and don't reach it?

Live tracking shows you against the target throughout, so you'll know early and have time to act. If the target is missed, a lending benefit that depends on it may be at risk. That's a conversation to have with your business banker at ASB Bank.

How long does the whole thing take?

A projected rating takes minutes. A certified rating needs 12 months of verified data after metering is in place. Lending benefits can start well before that.

Do I need to bank with ASB Bank?

No. Anyone can get rated with us. ASB Bank sustainable finance is for eligible ASB Bank customers.

Let's get your building rated, and keep it there.

Tell us about your building, and we'll show you where it would land, what it would take, and what NABERS as a Service would do for it, even if the answer is that now isn't the right time.
